informing and ensuring the correct application of the provisions of the <strong data-start=\"144\" data-end=\"198\">Law on the Management and Maintenance of Buildings<\/strong>, we convey the opinion of the competent Ministry regarding the following articles:<\/p>\n<ul>\n<li data-start=\"287\" data-end=\"361\">Article 33 \u2013 Conducting business activities in residential buildings<\/li>\n<li data-start=\"364\" data-end=\"415\">Article 34 \u2013 Apartments for short-term rental<\/li>\n<li data-start=\"418\" data-end=\"473\">Article 35 \u2013 Rental to a larger number of persons<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h3 data-start=\"480\" data-end=\"539\">Conducting business activities and short-term rentals<\/h3>\n<ul>\n<li data-start=\"543\" data-end=\"672\"><strong data-start=\"543\" data-end=\"583\">Consent of co-owners is NOT required<\/strong> if the activity (e.g., office, tourist rental) is carried out in a <strong data-start=\"651\" data-end=\"669\">business space<\/strong>.<\/li>\n<li data-start=\"675\" data-end=\"827\"><strong data-start=\"675\" data-end=\"711\">Consent of co-owners IS required<\/strong> if the activity is carried out in a <strong data-start=\"748\" data-end=\"769\">residential space<\/strong>, since this changes the designated use of the premises.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h3 data-start=\"834\" data-end=\"874\">Working hours of business premises<\/h3>\n<p data-start=\"879\" data-end=\"976\">Co-owners have <strong data-start=\"894\" data-end=\"912\">no legal basis<\/strong> to determine the working hours of business premises, such as:<\/p>\n<ul>\n<li data-start=\"982\" data-end=\"1016\">catering establishments (caf\u00e9s),<\/li>\n<li data-start=\"1022\" data-end=\"1034\">playrooms,<\/li>\n<li data-start=\"1040\" data-end=\"1056\">dance schools,<\/li>\n<li data-start=\"1062\" data-end=\"1078\">theaters, etc.<\/li>\n<\/ul>\n<p>However, issues of noise and house rules may be regulated through:<\/p>\n<ul>\n<li data-start=\"1157\" data-end=\"1189\">the <strong data-start=\"1161\" data-end=\"1186\">Condominium Agreement<\/strong>,<\/li>\n<li data-start=\"1195\" data-end=\"1263\"><strong data-start=\"1195\" data-end=\"1210\">House Rules<\/strong> (e.g., defining daytime and nighttime rest hours),<\/li>\n<li data-start=\"1269\" data-end=\"1313\">imposing <strong data-start=\"1278\" data-end=\"1301\">fees for violations<\/strong> of rules.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h3 data-start=\"1320\" data-end=\"1390\">Renting business premises for housing a larger number of persons<\/h3>\n<p data-start=\"1392\" data-end=\"1469\">Business premises are <strong data-start=\"1414\" data-end=\"1455\">not intended for residential purposes<\/strong>, including:<\/p>\n<ul>\n<li data-start=\"1472\" data-end=\"1536\">long-term or short-term rentals to a larger number of persons.<\/li>\n<\/ul>\n<p data-start=\"1538\" data-end=\"1592\">For such a change of use, it is necessary to obtain:<\/p>\n<ul>\n<li data-start=\"1595\" data-end=\"1684\">approval of the competent authorities (e.g., building inspection, sanitary inspection),<\/li>\n<li data-start=\"1687\" data-end=\"1720\">consent of the other co-owners.<\/li>\n<\/ul>\n","protected":false},"excerpt":{"rendered":"<p>For the purpose of informing and ensuring
