on House Rules"},"content":{"rendered":"<p data-start=\"53\" data-end=\"202\">We inform you that on <strong data-start=\"75\" data-end=\"90\">4 June 2025<\/strong>, the <em data-start=\"96\" data-end=\"114\">Official Gazette<\/em> (NN 86\/2025) published the new <strong data-start=\"146\" data-end=\"199\">Ordinance on House Rules in Residential Buildings<\/strong>.<\/p>\n<p data-start=\"204\" data-end=\"415\">The purpose of the Ordinance is to improve the quality of living by providing clearer management of common areas and emphasizing a culture of living, with clearly defined rules of conduct within the community.<\/p>\n<p data-start=\"417\" data-end=\"454\"><strong data-start=\"417\" data-end=\"452\">Key novelties of the Ordinance:<\/strong><\/p>\n<ul>\n<li data-start=\"457\" data-end=\"545\">Permitted noise levels and designated quiet hours (daytime and nighttime rest periods)<\/li>\n<li data-start=\"548\" data-end=\"598\">Rules on maintaining cleanliness in common areas<\/li>\n<li data-start=\"601\" data-end=\"650\">Guidelines for the use of loggias and balconies<\/li>\n<li data-start=\"653\" data-end=\"712\">Provisions on apartment rentals and obligations of owners<\/li>\n<li data-start=\"715\" data-end=\"831\">Possibility of imposing monetary fines for violations of rules (funds are directed to the building\u2019s reserve fund)<\/li>\n<\/ul>\n<h4 data-start=\"983\" data-end=\"1056\"><\/h4>\n<p data-start=\"53\" data-end=\"134\"><strong data-start=\"53\" data-end=\"132\">Possibility of amending certain articles differently from those prescribed:<\/strong><\/p>\n<p data-start=\"136\" data-end=\"221\">Co-owners may, by majority decision, adapt the following articles of the Ordinance:<\/p>\n<div amended by special decisions.<\/p>\n<p data-start=\"145\" data-end=\"186\"><strong data-start=\"145\" data-end=\"184\">Obligation of the building manager:<\/strong><\/p>\n<p data-start=\"188\" data-end=\"304\">The building manager is required, within <strong data-start=\"229\" data-end=\"240\">60 days<\/strong> from the entry into force of the Ordinance (1 July 2025), to:<\/p>\n<ul>\n<li data-start=\"307\" data-end=\"378\">prepare a wall plaque with the general provisions of the house rules,<\/li>\n<li data-start=\"381\" data-end=\"458\">prepare a wall plaque with special provisions,
